Serviced apartments

design, detailed planning & 3D visualization

Apartment architecture

Whether on a business trip or vacation: serviced apartments offer travelers comfort for a longer, individual stay. Guests appreciate the spaciousness and privacy of a classic apartment combined with the service of a hotel. For the apartment architecture and interior design of a boarding house, this means combining the best of both worlds: spacious living areas with kitchen, living room and workspace, clever storage solutions and modern, appealing design.

design planning

Every project starts with the design planning. Together with you, we develop the zoning, floor plans and room layout for different apartment sizes as well as the public areas of an apartment building. We also create initial design concepts for the apartment furnishings – a look and feel for the serviced apartments.

implementation planning

The plans for your apartment building become more tangible during the implementation planning phase: We specify materials and surfaces for floors, walls and ceilings, define furnishings, fittings and equipment as part of the FF&E package (Furniture, Fixtures & Equipment) and draw up technical plans for the interior fit-out. The lighting design is also specified. This phase is essential for precise and smooth implementation on the construction site.

3D Visualization

We use state-of-the-art 3D visualization and virtual reality technology to bring your apartment building to life. In our specially equipped 3D room at the Appia headquarters in Peterskirchen, you can walk through the planned rooms, test lighting moods and let the materials take effect on you. This will give you a good feel for the design and room layout.

Sampling, color & material selection

Our sample library offers you more than just a visual impression. Here you can also experience materials haptically. Whether fabrics, floor coverings, tiles or furniture surfaces: Numerous current collections are available for you to sample in the serviced apartments, allowing you to experience the interplay of colors and materials.

FAQ

What makes serviced apartments special

What is a serviced apartment?

Serviced apartments combine the comfort of your own apartment with the amenities of a hotel. They offer more space, their own kitchen and services such as cleaning or breakfast on request. Serviced apartments are therefore ideal for longer stays, whether for business or pleasure. More and more operators are recognizing the potential of serviced apartments and are making targeted investments in the expansion of existing hotels, the construction of new boarding houses or the conversion of existing properties into modern apartment buildings. In addition to traditional hotels that offer long-stay units as a supplement, more and more specialized boarding houses and apartment buildings are emerging that focus exclusively on long-term guests. With a clear focus on modern apartment architecture, high-quality apartment furnishings and energy-efficient apartment construction, such properties not only offer added value for guests – but also sustainable success for operators.

Who are serviced apartments suitable for?

Serviced apartments appeal to a broad target group. They are particularly popular with business travelers, project workers and expats – in other words, people who want to live and work in a city for a longer period of time without a hotel room. Serviced apartments are also an attractive alternative for families or city travelers who value more space and self-catering. The growing trend towards flexible forms of living and workation offers is also strengthening the segment.

How does the furnishing of a serviced apartment differ from that of a hotel room?

While hotel rooms are often more compact and designed more for short-term stays, serviced apartments need to cover significantly more functions. A fully equipped kitchen, functional storage solutions, a comfortable workspace and cozy retreats are all part of the basic equipment of a serviced apartment. The apartment interior design follows a clear concept: it should be homely, high-quality and durable – and at the same time reflect the operator’s brand identity. Robustness, ease of care, design quality and sustainable apartment design are the focus of every planning decision.

What are the advantages of serviced apartments for a hotel operator?

They enable new business models and flexible capacity utilization. Hosts can benefit from the concept that offers regular occupancy over a longer period of time and therefore planning security. As serviced apartments are equipped with a fully-fledged kitchen, a smaller restaurant offering is sufficient, which can save on staff and operating costs, among other things. Anyone who wants to set up a boarding house or build serviced apartments benefits from a sustainable business model.

What equipment does a serviced apartment need?

A functional serviced apartment needs more than just beautiful furniture: high-quality, custom-made fixtures, flexible room solutions and a coordinated lighting, color and material concept are crucial. Our furniture manufactory creates individual built-in furniture that fits perfectly into the apartment and meets the high demands of the users. Complemented by loose furniture, accessories and lighting, the result is a harmonious apartment interior. In addition to the sleeping area and living area, an apartment also needs a workplace, a spacious bathroom and a fully equipped kitchen. On request, Appia can supply a ready-to-use kitchenetteincluding a stove, microwave and cooking utensils.

How can an existing building be converted into serviced apartments?

The conversion of an existing building such as an office or commercial space into a boarding house requires well thought-out planning. From the initial concept idea and apartment interior design through to the turnkey fit-out of apartments, we provide comprehensive support for projects. Thanks to our experience in the interior fit-out of apartments and our interdisciplinary team, we realize long-lasting solutions. We also rely on modern, high-performance systems that are both efficient and sustainable when it comes to technical building equipment.
