The hotel and construction industry is characterized by technological innovations and social trends. With our 10-pillar program for research and development and our 14-point strategy, we are actively driving innovation in various areas in order to become the leading and most innovative design & build company. In hotel architecture, we started working with a “digital twin” at an early stage. 3D modelling software and virtual reality enable a realistic, three-dimensional visualization of hotel rooms. The hotelier can move virtually through the building to get a feel for the room size, layout, furnishings or design. Digital twins are therefore an interesting alternative to the classic model room. We use innovative concepts to increase efficiency for the hotelier. To speed up processes on the construction site, we rely on the prefabrication of construction elements. We also develop convertible multi-use rooms and modular furniture to increase hotel occupancy. This turns a hotel room into a modern co-working space in just a few simple steps.
Digitalization starts with the booking process and free Wi-Fi and goes far beyond that. Smart hotel concepts increase comfort for the hotel guest and reduce operating costs for the hotelier. Hotel room equipment should therefore be smart, but only to the extent that it does not overwhelm guests. Digital controls for lighting, ventilation, entertainment or services make sense if the technology works for people in the background. If the guest does not have to actively operate the technology, the guest’s well-being is increased and positive emotions are aroused. To counteract the shortage of skilled workers, it is conceivable to shift activities to the guest. We already know this from self-check-in. Whether voice control, concierge robots or the smartphone as a room key, the possibilities are already many and varied. We are investing in the development of new technologies and are working with our cooperation partners to implement smart solutions that are cost-effective for hoteliers and customer-friendly for guests.
In addition to the functional benefits, hotel guests also focus on the experience. People travel to relax, explore a new city or work together in an inspiring, productive environment. An appealing, emotional design creates a personal experience for the guest and therefore contributes significantly to the success of a hotel concept. In many ways, hotels are pioneers and a source of inspiration for guests. The design is often provocative and striking in order to be memorable. Nevertheless, it should not be too short-lived. We not only plan and build hotels for today, but also for tomorrow. Our architecture strikes a balance between zeitgeist and timeless design, individuality and longevity. Consistent branding creates recognition value and increases the attractiveness of the hotel brand.
Health is quality of life. People go on vacation to do something good for themselves. That’s why more and more hotels are focusing on this and offering special wellness treatments, diets or fitness courses, for example. However, it is not only the services of a hotel that should promote physical and mental health, healthy rooms also play their part. Natural materials for furniture, plants for the indoor climate, light-flooded rooms, reduced exposure to electrosmog – all these factors create a feel-good atmosphere and have a positive effect on body and mind. In addition, numerous studies have shown how certain colors, temperatures, sounds, scents and much more influence well-being. In addition to our many years of experience in the wellness hotel industry, we incorporate the latest research findings into our planning. Hotels are a reflection of society, picking up on current trends and setting new ones. Health resorts will continue to grow in popularity, not only due to demographic change. They are also increasingly attractive to younger target groups.
Sustainability is a social trend that has now arrived in all areas of life and work. For hoteliers, implementation is complex and often a balancing act between environmental awareness and economic efficiency. We cannot confirm that sustainability per se is synonymous with expensive. Modern building technology saves energy and the higher acquisition costs are refinanced. Sustainability also means minimizing waste. We achieve this with space efficiency in architecture, durable furniture and smart control of energy consumption. We have developed a sensor board to show hoteliers potential energy savings. We obtain data from consumption measurements. Our role as hotel planners is to advise hoteliers, provide a basis for decision-making and make recommendations. Ultimately, it is important to find a balance between ecology, economy and social responsibility – “balance is key”. In our company, we want to set a good example ourselves. Our own electricity generation is therefore already an important pillar for the energy supply of office buildings and production halls. We are striving to achieve climate-neutral production by expanding the photovoltaic systems at our company headquarters. Furthermore, we are experimenting and working with recyclable materials according to the Cradle to Cradle principle. The demands on a hotel room are high: durability, fire protection, design standards. All of this has to be implemented with sustainable materials.
Our strength: a holistic approach. From general planning to facility management, with our Design & Build method we bundle all services relating to hotel architecture, hotel construction, interior fit-out and furnishings in one place. We act as a general contractor from the needs analysis to the turnkey handover, but also offer partial services for construction, interior fit-out or renovation. We keep an eye on all trends in order to realize hotels of the future.
